Terms of Service
These terms govern your use of Net Sheets App. Please read the sections on estimates and on future charging closely, as they set expectations we hold ourselves to.

1. What Net Sheets App does
Net Sheets App produces estimated closing cost figures — commonly called net sheets — for real estate transactions. You enter deal details, we calculate estimated costs and proceeds, and you can save the result, share it by link, or export it as a PDF.
By creating an account you agree to these terms. If you are signing up on behalf of a brokerage or title company, you confirm you are authorised to accept these terms for that organisation.
2. Estimates are not closing disclosures
Every figure we produce is an estimate. Tax rates, title premiums, recording fees, and proration rules vary by state, county, and closing date, and they change over time. Our calculations rely on the rates configured in your account, which you are responsible for reviewing.
Where a state's rates have not yet been verified by us, we mark them as unverified and ask you to confirm them before you can share or export a sheet. Confirming means you accept responsibility for those figures.
3. Your account
Keep your password secure and let us know promptly if you believe your account has been accessed without your permission. You are responsible for activity under your account.
If you join a brokerage, that brokerage's administrators can manage your membership and set the default rates and branding your sheets use. If a title company sponsors you, you keep your own account and branding, and the sponsor supplies rate defaults. A sponsor may also choose to pay for your seat; that is a separate, explicit step, and section 4 explains how it works.
4. Free use, paid seats, and billing
Net Sheets App is free to use within the allowance below. Beyond it, the service is sold as a paid seat: one subscription per person, billed monthly at $9.99 per seat, which removes the monthly limit on saving new sheets for that person.
Our commitment on charging
- Each person can save up to 5 net sheets per calendar month at no cost. This allowance resets at the start of each month and needs no payment details.
- Seats are charged individually, per person. There is no pooled account-level bill: adding a seat for one person never enrols anyone else, and a brokerage or title company is charged only for the seats it has explicitly taken out.
- A seat can be paid for either by the person using it or by a title company that sponsors them. Sponsorship of your branding and rates does not by itself mean anyone is paying for your seat, and a sponsor is never charged for a seat it did not explicitly agree to fund. Your account always shows who pays for your seat.
- If a sponsorship ends, the seat it funded stays active until the end of the period already paid for, and then returns to the free allowance. We do not cut access short for time that has been paid.
- We will email you at least 30 days before the free allowance is first enforced on your account, including the price and what counts toward the allowance. Until that notice period has passed we will not block you from saving, and we will not charge you retroactively for earlier use.
- Net sheets you have already saved remain viewable, exportable, and shareable even if you exceed the free allowance and choose not to subscribe. Reaching a limit may prevent you creating new sheets; it will not lock or delete your existing work.
You can cancel a seat you pay for at any time from your billing settings. Cancellation takes effect at the end of the period you have already paid for, and you keep seat access until then. Because a month of access is delivered as soon as it is paid for, monthly charges are not automatically refunded on cancellation.
If you believe you have been charged in error, or something has gone wrong with a charge, contact us at info@netsheetsapp.com and we will review it. We can issue a full or partial refund of a charge at our discretion, and we will refund charges we have made in error. A refund is returned to whoever was billed for that seat — so where a title company funded a seat, the refund goes to the title company, not to the agent. Refunding a charge does not retrospectively remove net sheets that were already saved during the period.
We will publish any change to the seat price on this site before it takes effect, and we will update these terms with a new effective date when it does.
5. Acceptable use
Do not use the service to break the law, misrepresent figures to consumers, attempt to access other accounts, scrape or resell our calculations as your own product, or interfere with the service's operation. We may suspend accounts that do these things.
6. Your content
The deal details and branding you enter remain yours. You grant us only the permission needed to operate the service — storing your data, generating your sheets, and serving the share links and PDFs you ask for. We do not sell your data.
7. Availability and changes
We aim to keep the service available and accurate, but we provide it on an "as is" basis without warranties. We may change or discontinue features. If we make a change that materially reduces what your account can do, we will give you reasonable notice.
8. Limitation of liability
To the extent permitted by law, we are not liable for indirect or consequential losses, or for losses arising from your reliance on an estimate. Because our figures are estimates that you review before sending, decisions made on the basis of a net sheet remain yours.
9. Ending your account
You can stop using the service at any time and ask us to delete your account. We may suspend or end an account that breaches these terms. See our Privacy Notice for what happens to your data.
