How to get started
Net Sheets App works a little differently depending on who you are. Find your situation below for the exact steps, then sign up once and you are ready to send your first sheet.
Individual agent
Working for yourself, or one agent at a brokerage.
Choose Individual Agent on the signup screen.
Pick the state you work in. This sets the taxes and fees your sheets use, so choose the state where your closings happen — not where you live if they differ.
Add your name, email, and a password.
In Settings, add your logo and contact details. These appear on every PDF you send.
Review your default rates before your first client sheet. If your state is not yet rate-verified, you will be asked to confirm the figures once.
You get your own account, your own branding, and net sheets you can save, share by link, or export as a PDF.
Brokerage
You want your agents working from the same numbers and branding.
Choose Brokerage on the signup screen.
Enter your brokerage name and the state you operate in.
Add your logo and default rates once, in Settings.
Invite your agents by email from the Team section.
Agents who accept join your brokerage and inherit your logo, contact block, and default rates automatically.
Every agent on your team produces consistent, on-brand sheets. Change a default rate once and it applies to everyone who has not overridden it.
Good to know: Team invites place agents inside your brokerage, so they share your state and settings. If you need an agent to keep their own account, send a sponsorship invite instead.
Title company
You want to support the agents who send you closings.
Choose Title Company on the signup screen.
Enter your company name and claim your public page address.
Add your title fees and rate schedule in Settings.
Send sponsorship invites to the agents you work with.
Sponsored agents keep their own accounts and their own branding — they simply pick up your rates.
Agents you sponsor get accurate title figures without typing them in, and you get a branded page to point them to.
Good to know: Sponsorship supplies rates only. The agent keeps their own logo and contact details on the PDF, and their own state always governs which taxes apply — so a Florida title company sponsoring a Georgia agent still produces correct Georgia sheets.
Mortgage lender
You work with agents and want to make their numbers effortless.
Choose Mortgage Lender on the signup screen.
Enter your company name and claim your public page address.
Add your rate schedule and fees in Settings.
Send sponsorship invites to the agents you partner with.
Sponsored agents keep their own accounts and branding — they simply pick up your rates.
You get the same sponsor toolset as a title company: a branded page, sponsored agents, one-click rate sharing, and the option to cover a seat.
Good to know: Title companies and mortgage lenders behave identically here. Everything in our sponsor guides applies to both.
What it costs
Every person can save 5 net sheets per month at no cost, with no payment details needed. To save more than that, a seat is $9.99 per month and removes the limit for that person. Seats are billed one per person rather than as a single account-wide bill, so you only ever pay for the seats you actually take out — and a title company can pay for an agent's seat if it chooses to.
We will email you at least 30 days before the free allowance is first enforced on your account, and sheets you have already saved always stay viewable, exportable and shareable. Full details are in our Terms of Service.
